Map shows average rental price at every stop on the Dubai Metro



We all know that if you choose to live in an apartment in Downtown with a Burj Khalifa view, you’re going to pay top dirham for it. But Property Finder’s map of the average yearly cost of renting a one-bedroom a few metres from each Dubai Metro station is seriously interesting… especially if you’re a daily commuter.

It seems that, in some cases, you can get a much better deal on rent by simply moving one stop further from some of the city’s main hubs.

For example, you could pay around AED140,000 for a one-bedroom metres from Dubai Mall station. Move one stop along to Business Bay and you can get a one bedroom for around AED112,000 per year.

Similarly, in Dubai Marina (DAMAC Properties stop), you’re looking at AED116,000, while one stop along near Nakheel metro station you can get yourself a pad for AED90,000.

Those looking to spend less while still being in close proximity to the metro should check out properties near stops like Dubai Airport Free Zone, Al Quasais and Etisalat, where the average yearly rental for a one-bedroom apartment is AED60,000.

Baniyas Square, Union, Al Rigga – 75,000 AED
Deira City Center, Abu Hail, Al ras, Palm Deira – 74,000 AED
GGICO, Airport Terminal 1 & 3, Emirates – 73,000 AED

Least expensive metro stations (zone 5)
Al Nahda – 65,000 AED
Dubai Airport Free Zone, Al Qusais, Etisalat – 60,000 AED

If you’re looking at the map and feeling a little confused as to why some of the figures seem way off – the prices for Rashidiya, Noor Islamic Bank, and FGB are villa rentals as these areas mostly include villas. There was not enough data for Al Qiyadah and Abu Baker Al Siddique.
